Limassol still highest performing property market on the island

Limassol continues its reign atop Cyprus’ real estate markets. According to property sales data, Limassol claimed a remarkable €10.3 million out of the top ten highest property transactions in the country for April 2024, with the top spot claimed by a €2.6 million transaction in Pano Platres. 

This trend isn’t new. In 2023, Limassol registered 2,051 high-end property transactions, a significant 53% of the island’s total despite the district having just 19% of the island’s population.

Limassol's transformation into a luxury haven is a relatively recent phenomenon. Two decades ago, the city, while known for its port and tourism, wasn't the magnet for high-end buyers it is today. Back then, cities like Nicosia and Larnaca attracted a share of the luxury market. Nicosia, the capital, benefitted from its administrative status, while Larnaca leveraged its international airport.

The early 2000s marked a turning point for Limassol. With a population of less than 100,000 in 2001, the years since have seen significant growth across almost all sectors. Investments in infrastructure, like the €375m Limassol Marina, have proved pivotal, attracting expats, tourists and meaningful investment to the city.

Continuous investments in infrastructure played a crucial role. The development of luxury marinas, five-star hotels, and upscale residential complexes created a magnet for high-net-worth individuals. Projects like the Limassol Marina and the City of Dreams Mediterranean integrated casino resort, the largest in Europe, are landmark examples of such investments.

Economic Diversification

Limassol has become a hub for international business, particularly in finance and shipping. The presence of multinational corporations and financial institutions has bolstered the economy and fueled demand for luxury properties. The Cyprus Securities and Exchange Commission (CySEC) and numerous offshore companies have established their bases in Limassol, making it the financial heartbeat of Cyprus.

Citizenship by Investment Scheme

Cyprus's citizenship by investment scheme, which granted citizenship to foreigners who invested a significant amount in the country, undoubtedly contributed to the real estate boom. A significant portion of these investments are channeled towards Limassol's luxury market. This program has attracted investors from Russia, China, and the Middle East, further increasing the demand for high-end properties, and contributing to a transformation of Limassol’s skyline. 

Hotel Boom

Investment in luxury hotels has also been a major factor. The growing number of high-end hotels has catered to the affluent clientele Limassol now attracts, creating a symbiotic relationship between tourism and luxury real estate. Notable examples include The Four Seasons, Amara Hotel, and Park Lane Resort. Throw in a random summer date into Booking.com and you’ll see nine five star beach-side options available, with 4 of them regularly charging over €400 per night.
