Limassol still highest performing property market on the island

Limassol continues its reign atop Cyprus’ real estate markets. According to property sales data, Limassol claimed a remarkable €10.3 million out of the top ten highest property transactions in the country for April 2024, with the top spot claimed by a €2.6 million transaction in Pano Platres. 

This trend isn’t new. In 2023, Limassol registered 2,051 high-end property transactions, a significant 53% of the island’s total despite the district having just 19% of the island’s population.

Limassol's transformation into a luxury haven is a relatively recent phenomenon. Two decades ago, the city, while known for its port and tourism, wasn't the magnet for high-end buyers it is today. Back then, cities like Nicosia and Larnaca attracted a share of the luxury market. Nicosia, the capital, benefitted from its administrative status, while Larnaca leveraged its international airport.

The early 2000s marked a turning point for Limassol. With a population of less than 100,000 in 2001, the years since have seen significant growth across almost all sectors. Investments in infrastructure, like the €375m Limassol Marina, have proved pivotal, attracting expats, tourists and meaningful investment to the city.

Cyprus's citizenship by investment scheme, which granted citizenship to foreigners who invested a significant amount in the country, undoubtedly contributed to the real estate boom. A significant portion of these investments are channeled towards Limassol's luxury market. This program has attracted investors from Russia, China, and the Middle East, further increasing the demand for high-end properties, and contributing to a transformation of Limassol’s skyline.

Investment in luxury hotels has also been a major factor. The growing number of high-end hotels has catered to the affluent clientele Limassol now attracts, creating a symbiotic relationship between tourism and luxury real estate. Notable examples include The Four Seasons, Amara Hotel, and Park Lane Resort.
